• 202506 HOA Member requests clarification regarding the security guard hours, and their roles and responsibilities, especially as it relates to enforcement of removing non-residents from pool areas.

• 202506 HOA Member requests enhanced security with guard posted at 6pm at community entrances as well as to patrol the spit area; also suggests enhanced barriers at pool areas.

• 202506 HOA Member requests pool monitor for NCH on weekends and holidays to prevent unauthorized access.

• 202502 HOA Member advises of the following maintenance issues for the Southside Clubhouse: 1) the three barstool seats need to be tightened up; 2) the back of the portable bar needs maintenance/cleaning; 3) suggest that the bar have tile or similar installed on the shelves to help keep it clean.

Status: 1) Barstools tightened week of May 19; 2) No result; 3) Management requires this be added to 2026 Capital Expenditure list.

• 202502 HOA Member advises that the light at the west end of the East Marina (near the steps) is out.

Status: 20250528 Advised that this will be repaired right away.

• 202501 HOA Member advises that the waiver paragraph at the bottom of Section 5.3 in the current lease appears to be an entirely separate, independent and optional agreement between the parties (that just happens to be inserted in a related disclosure section of the lease). Member asks the HOA to confirm with Management that this is an option to agree to this waiver, and that is it not otherwise required to be agreed to as part of the lease itself.

Status: Management has confirmed that agreement to this section is voluntary i.e. you are not required to agree to that unless you wish to.

• 202501 HOA Member requests that Management automatically provide every resident with guest parking passes for their use during each calendar year.

Status: Lindsey is providing residents with laminated guest passes for your vendors - pop by and ask her for one!

• 202501 HOA Member requests that replacement lighter and fireplace key are requested for each of NCH and SCH as required.

Status: Management will replace this whenever they're noted missing.

• 202501 HOA Member requests that we add a USPS mail box (to mail letters) in the community.

Status: 20250528 Management directed us to use the existing mailboxes. However, the HOA will enquire directly with USPS to secure a local mailbox for resident use and advise once we know more.

• 202412 HOA Member suggests that we restore the NCH coffee bar each morning.

Status: 20250528 Management will resume the coffee bar, but will discontinue this if it's not used. HOA is gathering more details on this and will post on the site and via email once this kicks on.


• 202412 HOA Member suggests that we put an 'In Memoriam' plaque to long-time BVHOA President Pat Nangle in the NCH bbq area.

Status: Approved - Management will work on this design with HOA.


• 202409 HOA Member requests that the water fountain in the Southside Clubhouse pool area that was removed be replaced.

Status: Fountains were installed on the North and South sides.


• 202409 HOA Member requests that the street's sign poles be repainted.

Status: Management will take care of this.


• 202408 HOA Member advises that people are still coming in off the streets who are not residents or guests, and blatantly violating our security by reaching over the pool doors to open them, using the pool, clubhouse, beach and fire pits. Requests additional barriers on pool doors (as used in a marina) so they cannot be popped open by simply leaning over the door. Also requests increased after-hours security such that someone in the pool area after-hours triggers an alert that notifies management/security each time.

Result: Management advises that if you see ANYONE who you suspect is not a resident using our facilities, to call 949 673 1331 immediately and they will dispatch someone to address the issue. Management further advises to take this action right away, and not wait until you're back home or to advise on another day!


• 202408 HOA Member advises that fire pit areas are looking run down with broken glass, trash left and sometimes fires being left on after use; fire pit gas flow is not working properly; planters have burnt plants and areas generally look uncared for. Requests repair and general upkeep for both areas.

Result: Management is aware that someone tore down a branch and put it on the firepit, but that this was promptly cleaned up. If there are any other maintenance issues that require immediate attention, management ask that you contact them directly so they can take care of this promptly for residents. • 202408 HOA Member advises that three of the four pool/beach lights are out and need replacing.

Status: Management will inspect and repair as needed.


• 202407 HOA Member asks if management can do more to relocate raccoons on Yorktown, and if they're willing to put traps on resident properties if requested?

• 202407 HOA Member asks if residents can clean up after their dogs in the dog park near Northside Clubhouse?

Result: The HOA asks all dog owners to be considerate about picking up after their own animals, especially in the dog park where bags and scoops are provided for this express purpose.

• 202407 HOA Member asks why residents were allowed to put political decorations on their carts during July 4th, and if the HOA is non-partisan?

Response: The Fourth of July marks the adoption of the Declaration of Independence and celebrates the founding principles of our country. Central to these is the First Amendment, guaranteeing the right of every American to freedom of speech, expression and assembly. Diversity of opinion and expression is a cornerstone of our democracy.

The HOA is necessarily non-partisan, will vigorously uphold these freedoms that our nation was founded upon, and will not act to oppress political viewpoints. During this upcoming election cycle, we encourage everyone to be tolerant and respectful during their healthy exchanges of ideas and expressions of political affiliation.


• 202406 HOA Member advises that no-one answered the 24 hour contact number recently after placing two calls to report fishing and trespassing at Spit area.

Result: Management advises that if there is any issue with connecting 24 hours per day, to advise them immediately so that they can identify any specific service issues related to the 24 hour answering service provider. Please email the details of any issues HEREas soon as possible!


• 202406 HOA Member suggests set hours for marina parking and suggests to enforce towing. Further suggests to close the Spit at sunset and allow only foot traffic.

Result: Per the suggestion below (202403), management advises that the spit area is part of the required parking for the marina, and they cannot close this off. HOA note: If you see any issues, please call NB Police Department at 949 644 3681 to request dispatch of a police officer. Be sure to provide them with the street address or nearest location so that the responding officers are directed to the correct area.


• 202405 HOA Member asks why an amenity (the large piece of gym equipment) was removed and not promptly replaced?

Status: Management has advised that they will replace this equipment promptly.


• 202406 HOA Member, re July 4th, asks: 1) Why can't guests eat on July 4th?; 2) Why are the wristbands being handed out on the morning and not by the office?; 3) What are guests supposed to do while residents eat?

Result: We appreciate the questions - this is a balancing act due to the growth of our wonderful event! In response: 1) The limit of 300 guests is based on fire department regulations, which we exceeded last year and cannot exceed this year. The tickets are reserved first for residents, and if there are leftover/no-show tickets we can then distribute on a first come/first served basis, determined after the registration period ends June 28th - but not to exceed 300. The alternative is to hold the event at the Southside Clubhouse where we can have up to 450 guests, however, the decision was made to hold it at the Northside Clubhouse for 2024. We will take a poll after this event to find out if the community would prefer more tickets and the Southside Clubhouse, or less tickets and the Northside Clubhouse - we're happy to do either! 2) Management prefers to handle as little of the ticketing process as possible, and we concur. We will make this as seamless as possible this year, and next year, the HOA via the Social Committee, intends to manage the entire reservation process. 3) Residents are free to invite guests, who we encourage to enjoy the day with us! Guests can bring their own food and BYOB, or enjoy our professional bar. However, management can (if they choose) stop anyone entering the clubhouse and pool area if the total numbers exceed 300 people. As a community, we have to work within the very reasonable guidelines provided by management and the fire department, and while the HOA's Social Committee is doing the hard work to meet the needs of all residents, last year's numbers do not work at the Northside Clubhouse for the reasons stated above.


• 202405 HOA Member requests that the raccoon family causing midnight mayhem on Saratoga be trapped and relocated.

Result: Management has advised that they have placed racoon traps and baits around the community, but that animal control are best to handle this. Managements encourages residents to call animal control immediately they see racoons that are being pests.


• 202405 HOA Member requests that Bayside's parking rules and regulations be posted on the website so the community can see them in an easy location.

Status: In-process.


• 202405 HOA Member requests that the faded NCH flag be replaced.

Result: Management replaced this flag.


• 202405 HOA Member asks if an additional parking spot can be crafted from the last odd space next to the dog park.

Result: This space is too small, and cannot be configured without additional engineering.


• 202405 BVHOA requests that management does not open any mail addressed to BVHOA.

Status: In-process.


• 202405 HOA Member asks, since it's not a defined term, what the definition is of 'pool deck' as it relates to the pool rules and addendum.

Result: Management advises that the pool deck is the paved area surrounding each pool within the pool fence.


• 202405 HOA Member suggests adding vodka to the bar menu for greater variety, and potentially a BYO option with a corkage fee for residents who would prefer their own beverages.

Result: We will add vodka to the bar at all future events, and will add a BYO option for residents where appropriate.


• 202405 HOA Member requests that parking passes do not disclose our addresses due to safety risk to residents of people knowing where they live and knowing when they're not at home.

Result: Sarah advises that she "sees no reason" to modify the parking permits to accommodate this community safety request. HOA notes: 1) We used a piece of tape to hide the address information on our parking passes; 2) If you have additional feedback on this matter, we encourage you to contact Sarah directly via email here HERE or call 949 673 1331.


• 202404 HOA Member requests planting of additional trees to shield the view and nighttime lighting from the expanded auto dealership on PCH.

Status: Management advises that the wall currently in place should be blocking any direct light into anyone's residences. However, if there are site-specific issues, to please advise them directly. HOA note: If there are indeed any light issues, or if additional shielding of the dealership is required, we recommend that we have to be patient to see what that impact might be. The HOA can then work with management and the dealership to address demonstrable concerns.


• 202404 HOA Member reports loud behavior from children in the NCH pool area during their event.

Result: We ask that all neighbors be respectful of, and courteous to, each other!


• 202404 HOA Member asks if there are alcohol restrictions in either of the pool areas.

Result: Management has advised: The Addendum labeled as “Pool and Spa Rules” states: “No alcohol, or glass containers of any kind are permitted in the pool, spa or on the pool deck.” HOA note: The pool deck is the paved area surrounding the pool up to the fences.


• 202404 HOA Member requests enforcement of pool rules for unaccompanied minors. Alternatively, designating one pool for adults-only.

Result: Management advises residents of all ages are able to use both pools, but encourages adult supervision.


• 202404 HOA Member requests repair of or addition to lighting in the community dog park, as only one light appears to be operational at this time. This makes it hard to pick up after pets at night, and creates a safety hazard for residents.

Result: Management has repaired/adjusted.


• 202404 HOA Member advises that bird feeders on the west side of Bayfront are causing a mess on the walkway and asks that residents preferably locate the feeders towards the back of their properties, or alternatively clean up in front of their homes.

Result: HOA asks residents to be conscientious of any mess created by residents' feeding of birds/fish etc., and walking of dogs, and to clean up as needed.


• 202404 HOA Member requests that faded pillows on Northside Park furniture be removed due to being an eyesore.

Result: Management has advised that they can remove the existing pillows now and replace the pillows as part of the 2025 capital expenditure request list.


• 202404 HOA Member has advised that the security gate on the East walkway closest to the clubhouse is missing.

Result: This was temporarily removed for maintenance, but is back now.


• 202403 HOA Member has complained about incessant barking by a neighbor's dog.

Result: Call Animal Control at 949 644 3717 and request dispatch of an Animal Control Officer to verify the nuisance barking. They will speak to the owner to verify it's properly licensed etc., and will start a case history. If the City continues to receive similar complaints, they will issue citations to the owner, which carry monetary penalties.


• 202403 HOA Member has requested that the light fixture at the marina ramp on the West side of the East walkway be repaired.

Result: Management repaired this.


• 202403 HOA Members have asked if management can close access to the spit parking area to prevent hooliganism at night.

Result: Management has advised that this area cannot be closed since it is part of the Marina parking. HOA note: If you see any issues, please call NB Police Department at 949 644 3681 to request dispatch of a police officer. Be sure to provide them with the street address or nearest location so that the responding officers are directed to the correct area.


• 202403 HOA Member asks if management can trim the ground-level shrubbery around the SE corner of Bayside Drive and Bayside Way to prevent coyotes hiding there.

Result: Management will have these trimmed.


• 202403 HOA Member asks if management can upgrade the plastic entrance signs.

Result: Management is open to hearing our suggestions and can add this to the 2025 capital expenditure request list. Note: The HOA will work with residents and management regarding this.


• 202403 HOA Member suggests locking the gate on the West side leading into the community from the RV storage area.

Result: Management cannot lock that gate because it provides the Marina tenants with access to parking and their slips; this area is also a separate parcel and entity from Bayside Village.


• 202403 HOA Member suggests adding email contact within the Events page calendar for the event chairs

Result: This has been added to the website.


• 202403 HOA Member suggests updating the gym flooring, removing old pictures and modernizing it overall

Result: Management concurs, and will add this item to the 2025 capital expenditure request list.

• 202402 HOA Member suggests adding the member/resident directory online

Result: We will enable HOA Members via their profile page to be optionally included into an online HOA Member directory.


• 202402 HOA Member suggests adding 'for sale/donate' + 'wanted' columns to the Sea Breeze.

Result: If we get sufficient usage on the site and on Sea Breeze, we will add this feature. For now, however, we're adding a 'favorite vendor', so that residents can see who other residents have successfully used for various jobs.


• 202402 HOA Member requests a better parking solution be implemented for vendors/service providers parking here temporarily.

Status: In-process. Updated 20240401 - Management has indicated that they will consider this suggestion when the rules are updated. Note: The HOA intends to propose specific changes to the parking guidelines that will benefit of the entire community, and we'll keep you updated here as this moves forward.


• 202402 HOA Member suggested 'pet stations' for pets to pee at, instead of peeing randomly on residents' properties.

Result: The community already has multiple pet areas for dog owners to utilize. The HOA asks dog owners be courteous to their neighbors. Please: keep them leashed, and only allow dogs to pee in the designated pet zones.


• 202402 HOA Member suggested replacement of missing ping pong paddles.

Result: 20240208 - Four replacement paddles provided by the HOA.


• 202401 HOA Members suggested gym and laundry access from 6am.

Result: Management has adjusted this as requested.
